Carmel Valley Market & Community Update – September 2026

Welcome to our latest Carmel Valley, San Diego Market & Community Update. The detached-home market remains healthy, with limited inventory, resilient pricing, and steady sales activity. Buyers are becoming more deliberate as we move through September, but they continue to act when a home offers the right combination of price, condition, location, and overall value.

Our Expert Insight

Carmel Valley continues to have limited inventory, which is helping support pricing even as buyers become more selective. Sales activity remains healthy, and sold price per square foot is still stronger than it was during the previous 90-day period. At the same time, homes are taking longer to sell, showing that buyers are more willing to wait for the right combination of price, condition, and value. The market remains favorable to sellers, but strong results increasingly depend on getting the strategy right from the start.

Pricing Trends

Pricing continues to hold up. Median sold price per square foot increased from approximately $882 to $914, a gain of nearly 4% compared with the previous 90 days. Median sale price moved lower, from approximately $2.66 million to $2.50 million, but that change is largely being driven by the mix of homes selling. More transactions have occurred in the smaller-home segments, which pulls the overall median price down even as buyers are paying more per square foot. This tells us that values are holding better than the headline median price suggests. Buyers are still paying strong prices, but they are becoming more selective when a property does not clearly compare well with its competition.

Interest Rates & Buyer Behavior

According to Freddie Mac, the average 30-year fixed mortgage rate is 6.76% (September 10th), up from 6.66% at the end of August.

At Carmel Valley price points, borrowing costs continue to influence buyer decision-making. Buyers are looking closely at condition, layout, location, privacy, renovation needs, and overall usability. They are still willing to move quickly for compelling properties, but there is less urgency when a home does not clearly stand out.

On-the-Ground Insight

The most noticeable change since the end of August is a slower pace of new pending sales. Homes that went under contract earlier in the summer are now closing, while buyers are taking more time to commit to the homes currently on the market. Inventory remains limited, so buyers do not have a large number of options, but they are becoming more patient and selective.

That is putting more pressure on active listings. Homes that are priced and presented well can still move quickly, while properties that miss the market initially are more likely to require a price adjustment to regain buyer attention. The very high end continues to move more slowly, while the core Carmel Valley market below $3 million remains considerably more active.

What this means for Buyers & Sellers

For Buyers: Buyers have a little more room to be selective, particularly with homes that have been on the market longer. However, limited inventory means the strongest properties can still attract attention quickly.

For Sellers: The market continues to offer a strong opportunity, but buyers are paying close attention to value. Preparation, presentation, pricing, and marketing remain critical to creating urgency and maximizing the result.

Key Takeaway

Carmel Valley remains a healthy market with limited inventory and resilient pricing. Buyer activity has become more measured as September progresses, but demand remains intact. The strongest homes continue to sell, while listings that are not positioned correctly are taking longer and becoming more likely to adjust. For sellers, the opportunity remains strong, but getting the strategy right from the beginning is increasingly important.
