As of August 17th, Carmel Valley has 33 active detached homes and 22 homes currently under contract. Over the past 30 days, the market recorded 19 new listings, 20 homes going pending, and 22 closed sales. That is an improvement from two weeks ago, when new listings were outpacing pending activity. Today, buyer absorption is keeping pace with new inventory, and active inventory remains limited at approximately 1.3 months of supply.
The broader 90-day trend remains positive. Closed sales increased from 58 to 76, a gain of approximately 31%, while median sale price and sold price per square foot also moved higher.
Homes are taking somewhat longer to sell, with median market time increasing from 9 to 14 days. That remains relatively fast and well within the range of a seller's market. The change is less about buyers disappearing and more about buyers becoming selective about which homes deserve immediate action.

Pricing has remained resilient. Over the most recent 90 days, median sale price increased from approximately $2.57 million to $2.67 million, while median sold price per square foot increased from approximately $864 to $916. Recent activity also shows a market that is actively sorting through inventory. Nine homes that were active on August 3rd have since gone pending without an additional price reduction during that two-week period, while several longer-running listings have adjusted their asking prices to improve their positioning. Buyers remain active, but they are responding most strongly when price, condition, location, and presentation align. For sellers, the opportunity remains strong, but the market is placing greater importance on strategy and how a home compares with its competition.
