Carmel Valley Market & Community Update – End of August 2026

Welcome to our latest Carmel Valley, San Diego Market & Community Update. The detached-home market strengthened through the second half of August as buyers absorbed a meaningful amount of available inventory. Pricing remains resilient, sales activity is healthy, and the number of homes available for sale has tightened. Buyers remain selective, but they are continuing to act when the right home comes to market.

Our Expert Insight

As of August 31st, Carmel Valley has 21 active detached homes and 26 homes currently under contract. Over the past 30 days, the market recorded 14 new listings, 27 homes going pending, and 16 closed sales. Pending activity is now running well ahead of new inventory, bringing available supply down to approximately 1.3 months.

The broader 90-day trend also remains positive. Closed sales increased from 59 to 75 compared with the previous 90-day period, while median sale price held slightly higher and median sold price per square foot increased from approximately $868 to $918.

Homes are taking somewhat longer to sell, with median adjusted market time increasing from 9 to 19 days. That remains relatively fast. More importantly, the increase in market time has not been accompanied by weakening sales volume or broad declines in pricing.

Pricing Trends

Pricing continues to hold up well. Median sale price over the most recent 90 days was approximately $2.60 million, while median sold price per square foot increased nearly 6% from the previous period. The more meaningful change over the past two weeks has been absorption. Of the 33 homes that were active on August 17th, 13 have since moved under contract. This shows that buyers are not simply waiting for sellers to make major price reductions. When a home presents the right combination of price, condition, location, and overall value, buyers are stepping forward.

For sellers, positioning still matters. The market is rewarding homes that compare well with their competition, while properties that accumulate market time may need to adjust their strategy.

Interest Rates & Buyer Behavior

Mortgage rates remain elevated but stable. The average 30-year fixed mortgage was 6.66% as of August 27th, according to Freddie Mac, essentially unchanged from 6.67% two weeks earlier.

At Carmel Valley price points, borrowing costs continue to make buyers thoughtful about value. They are weighing condition, layout, location, privacy, renovation needs, and overall usability alongside price. However, the recent surge in pending activity makes one point clear: qualified buyers are still in the market and prepared to act when a property stands out.

On-the-Ground Insight

The clearest shift at the end of August is the tightening of available inventory. Two weeks ago, Carmel Valley had 33 active detached homes. Today, that number has fallen to 21, while the number of homes under contract has increased. That is a meaningful change in the balance between buyers and sellers. New inventory has also slowed, giving buyers fewer replacement options as existing homes are absorbed. The result is a market where compelling properties can still create urgency, even as buyers remain disciplined about what they are willing to pay.

The very high end continues to behave differently. Homes above 5,000 square feet are experiencing slower absorption and longer market times, while the core Carmel Valley market below that level is moving much more consistently.

What this means for Buyers & Sellers

For Buyers: Inventory has tightened, and the strongest homes are continuing to move. There can still be negotiating opportunities among older listings, but waiting for a major adjustment on a well-positioned property carries more risk when replacement inventory is limited.

For Sellers: The current market provides a strong opportunity. Buyer activity is healthy and inventory has declined, but buyers continue to compare homes carefully. Strong preparation, presentation, pricing, and marketing remain critical to creating urgency and maximizing the result.
